INSPECTION VS. TESTING

AMI provides two services; 1. Inspections and 2. Testing. Though it is not always necessary to do both, it is usually recommended for the following reasons:

  1. In some cases, an air test might reveal a high indoor spore count even though there is no visible evidence of mold. In this can, the inspection alone would not detect a mold problem even though one exists.
     
  2. Conversely, a visual inspection may turn up evidence of surface mold even though an air test might show spore counts well within a normal range. In this case, the air test alone would not reveal a mold problem even though one exists.

The combination of a visual inspection and an air test is optimal for assessing mold conditions since one typically points to the other.

VISUAL INSPECTION EXPLAINED:
An inspection is a visual inspection of the property, inside and out, for evidence of mold and signs of water intrusion. The Visual Inspection reveals obvious molds on surfaces and helps determine hidden mold problems that may go unnoticed to an un-trained eye. A visual inspection can also uncover existing and potential moisture problems in construction materials. Wet or damp wood, drywall, and even concrete may not be a mold problem now, but will be if ignored. AMI uses specialized electronic equipment to detect moisture levels of construction materials such as stucco, wood siding, plaster, drywall, cabinets, shower stalls and floors.

INSPECTION FEES:
The standard inspection fee for residential properties up to 2,000 square feet is $250. Properties over 2,000 sq. ft. are calculated at an additional $100 for every 1000 sq. ft.

The inspection fee for commercial properties up to 2,000 square feet is $350. Properties over 2,000 sq. ft. are calculated at an additional $100 for every 1000 sq. ft.

The standard inspection is a non-invasive¹ inspection of accessible areas².

¹ "non-invasive" means without cutting walls open. If invasive measures are necessary, cost will vary according to the scope of work.

² "accessible locations" are defined as areas readily observed without the need to move furniture or contents. 

 
TESTING (SAMPLING) EXPLAINED:

MOLD TESTING FEES:
Mold testing involves collecting mold samples from the air and/or contaminated surfaces. The fee for each sample is $99 including lab analysis and written reports.

  • Surface Samples: Surface samples are typically taken by placing clear tape directly onto a contaminated area, lifting mold from that surface and sending it to a qualified lab for analysis. Surface samples identify specific genus (types) of molds on a surface but do not quantify spore counts.
     
  • Air Testing: Air testing requires a minimum of two samples; one indoors and one outdoors.
    The outdoor air sample serves as the standard for determining whether or not the indoor air is problematic. Reports showing less mold indoors than outdoors are favorable. Reports showing more mold indoors than outdoors are unfavorable.

 

DOCUMENTATION:
Documentation included with mold inspections/sample analysis are: 

  • Official lab generated analysis reports sowing mold types found and their know effects. 
     
  • AMI generated Precursory Statement explaining lab reports in complete detail in laymen terms. 
     
  • Moisture content readings of construction materials. (with inspection)
     
  • EPA approved guidelines for resolving mold problems. 

NOTE: Inspection documents are only given to our client (the person or company who actually pays for the inspection). 

 

PAYMENT: 
All inspections must be paid for prior to or at the time the inspection takes place. AMI does not bill escrow accounts.
Payments of cash, personal check, company check, certified check or money order are accepted on the day of the inspection. Credit cards are not accepted on the job-site, however, you can use a credit card to pre-pay for an inspection using the PayPal Credit Card Payment Service.
